The project is located in the Republic of Palau with a total site area of 4.136 hectares including 2.6753hm2of mountain villa land, 0.6hm2of waterfront villa land, and 0.8606hm2of hotel land, which aims to build a resort project combining tourism, leisure and vacation in one. In order to ensure its market-leading position among similar brands in Palau, this project targets on the middle class and high-end consumers who are mainly from China, Southeast Asia and Palau, intending to build Palau's No.1 tourism brand. This project site is close to the sea, which has a unique landscape advantage. Aiming at casinos, leisure and vacation, this project will create a new generation of tourism complex rich in local characteristics.

项目依据2011年6月国务院批复的《绵阳科技城发展规划(2011-2015年)》而立项,用地位于绵阳市涪城区青义镇,规划范围东依涪江,南靠拟建的北二环,西临西南科技大学,北接京昆高速,规划总用地面积一期为120hm2,基地与城市道路相连,交通方便,市政设施齐全。

项目规划的总体构思为:两轴、两带、五片区。其设计主旨分别为:中央景观轴——本区的核心商业轴和视觉中心,沿轴线设有大尺度城市广场和多种形态的商业。未来发展轴——考虑科技博览城二期的发展,在核心景观轴以北设江底隧道,连接一、二期工程。涪江绿色亲水景观带——地块东侧紧临涪江,具有优越、天然的景观优势,采用现代时尚的设计手法,构建绿色亲水景观带。城区内部景观联系带——各地块内部中心绿地形成贯穿整个基地的内部景观带。五片区——由科技会展区、中央商务区、滨水居住区、滨江生态区、江景酒店区组成。

Based on the “Mianyang Science and Technology City Development Planning (2011-2015)” approved by the State Council in June, 2011, this project is located in Qingyi Town, Fucheng District, Mianyang City, with Fujiang River in the east, North Second Ring to be built in the south, Southwest University of Science and Technology in the west and Beijing-Kunming Expressway in the north. With a total site area of 120hm2 in the first phase, the base of this project is connected to the urban roads, which is very convenient and has access to complete municipal facilities.

The overall concept of this project is “two axes, two belts and five zones”, the design themes of which are as follows. The central landscape axis—It is the core business axis and visual center of this area, along which there is large-scale city plaza and various kinds of business. Future development axis—Considering the development of the second phase of the Science and Technology Expo City, a tunnel will be constructed to the north of the core landscape axis and connect the first phase with the second phase. Fujiang River hydrophilic belt—This area is near Fujiang River in the east, which is an excellent natural landscape advantage. This project adopts modern design technique to set up a hydrophilic landscape belt. Internal landscape belt—It is formed by the central green space of each block of land throughout the whole base. Five zones—science and technology exhibition zone, central business district (CBD), waterfront residential zone, Binjiang ecological zone, Jiangjing Hotel zone.

项目位于深南中路北侧,红岭中路西侧,毗邻地铁9号线,紧临荔枝公园。基地周围文化、商务配套设施完善,毗邻深圳市博物馆,与深圳市大剧院只有一路之隔,与目前深圳第一高的京基100隔街呼应。

项目充分考虑建筑景观朝向及建筑立面的标志效果,通过仔细的形体推敲,使层层递进的建筑体量和外部开放空间形成关联,打造深圳第一摩天大楼,形成丰富的城市天际线。项目将建筑层数定为110层,带有弧度的锥形体量将办公、酒店、博物馆融为一体。在超高层顶部,即酒店部分打造一个令人印象深刻的空中大堂,中庭15层通高,与外立面相连。在功能布局方面,将办公布置在塔楼中低部,将酒店布置在塔楼的顶部,并在屋顶上设置视野极佳的空中会所,博物馆及其配套设施布在八层的裙房内,功能布局简单合理。

This project is located on the north side of Shennan Middle Road and the west side of Hongling Middle Road, adjacent to the subway line 9 and close to the Litchi Park. There are perfect cultural and commercial facilities around the base with Shenzhen Museum nearby, Shenzhen Grand Theater just across the way, and KingKey 100 (currently the highest building in Shenzhen) across the road.

With full consideration of the building landscape orientation and the mark effect of building facades, and through careful examination of the building body, this project connects the advance and retreat of the building volume with the external open spaces to build the first skyscraper in Shenzhen, forming a rich city skyline. The curved cone-shape of this 110-storey building combines offices, hotels and museums in one. This project intends to create an impressive sky lobby in the super high-rise part—namely the hotel part—with 15-storey atrium full-height, connecting with the facades. The functional layout is simple and reasonable with offices in the lower part, hotels in the high part, air clubs with excellent vision on the roof, museums and supporting facilities in the eighth-storey podium.

项目地处广安市旧城区内,是广安传统的城市商业中心,此片区系建市初期形成的老旧城区,主要是带底商的多层住宅,建设布局凌乱、城市功能欠缺。项目规划的主要理念是:通过旧城棚户区改造与重建,提升广安城市整体形象,建设地标式城市中心区,整合完善城市功能,打造引领时代的城市综合体,引入“智慧城市”的理念,建设符合国家标准的新型智慧城市样板区。

根据现场实地调研分析,确定了本地块三个沿街面不同的商业价值及用地内部适合实际情况的功能布局。项目规划把住宅布置在用地西侧和南侧,把公寓、办公布置在用地东北侧,把商业区布置在用地中央,商业区主入口设置在用地东南侧,在金安大道和广宁南路的路处设一超高层写字楼,作为形象展示。规划在用地内以原有的二横一纵内街为交通构架,道路适当地拓宽取直,功能分区与原有的规划格局和周边环境相融合,与区域商业发展模式相适应。

This project is located in the old town of Guang'an City, which is the traditional urban commercial center of this city. As the old town full of residential buildings with basement shops since the early establishment of Guang'an City, the construction layout of this area is messy and lack of city functions. The main planning concept of this project can be summarized as follows. Firstly, the overall image of Guang'an City can be enhanced through rebuilding shanty towns. Secondly, construction of landmark in the center of the city can improve the integration of city functions and create an urban complex leading the era. Thirdly, the introduction of the concept of wisdom city aims to build a new wisdom city model area conforming to the national standard.

According to the analysis based on field investigation, the respective commercial value of the land in three faces and their corresponding function layout suitable for actual situation is determined. This project arranges the residential buildings in the west and south of the land, apartments and offices in the northeast side, commercial area in the center of the land, the main entrance to the commercial area in the southeast side, a super high-rise office building as the external image in the crossroad of Jin'an Avenue and Guang Ning South Road. The planning of the project takes the original two horizontal streets and one vertical street as the traffic framework while appropriately widening and straightening the road. The functional areas can be integrated with the original planning layout and surrounding environment and also echo the business development mode of this region.
